“Briars Funds Management provides investors with regular monthly income by investing in a pool of Australian residential backed mortgages with a targeted averaged Loan to Value Ratio (LVR) of 80% across the portfolio.

Generally speaking, the size of the loans will range from $50,000 to $250,000 and are only available to existing property owners with established track records. 

All loans are Personally Guaranteed and secured against Australian residential real estate and in most cases, interest is paid quarterly in advance.

Unique Investment Methodology

Briars commenced business in 2016 with the aim of providing investors with above average, stable returns by investing in a pool of mortgage backed loans that are personally guaranteed and secured against residential real estate.

Briars credit criteria is particularly rigid and as such credit is not available to just anyone.

Borrowers must be existing property owners with good credit history and stable long term employment history. In general, loan sizes generally range from $50,000 to $250,000 secured by residential real estate and unlimited Personal Guarantees.

Team Experience

Peter Arnold – Managing Director

More than three decades working in Australia’s commercial, industrial and retail property markets specifically in the area of Funds Management with one of Australia’s leading unlisted real estate investment trusts.

A specialist in the property value chain, including; acquisition, development and management of distressed property workouts.

Peter has been a Director of a number of number of single asset Property Syndicates and Mortgage Funds Funds Management business’ and also a past Director and shareholder of property company TPP. In 1997 Peter co-founded Austgrowth Property Syndicates Limited, the Responsible Entity for over $230 million of syndicated commercial, industrial and retail property funds.

Peter’s extensive experience in funds management, financial modelling, finance and asset management across all major property sectors has led him to be involved, alongside other investors in the purchase and repositioning of some 60 assets. His firm belief as a Fund Manager is to align its financial interest alongside Investors, demonstrating a true belief in the financial outcome for all involved.

Nick Loan – Director

Nick’s extensive property history spanning more than three decades in the commercial, industrial and retail sectors repositioning assets and delivering superior outcomes for Investors across a wide range of asset classes.

Prior to establishing Briars, Nick was a Director of Trilogy Property Partners the property development division of Trilogy Funds. In recent years, Nick has been involved in more than 40 major property transactions, adding significant value and delivering above average returns across every asset class. His attention to detail, financial modelling, ongoing implementation of the latest systems and procedures ensures Nick achieves or betters the expectation of our Clients.

His expertise in lease negotiations, site acquisition, feasibility studies, project management, design and construction management, relationships and facilitating financial solutions through managing expectations and outcomes of all involved. In previous roles, Nick has been a Director and major shareholder of a number of real investment based companies.

Offering

Minimum Investment – Generally $25,000.

The Manager has a discretion to accept a lesser amount or to increase this at any time.

Unit application price: All units are issued at a price of $1.00 per unit.
